What Does Your Pool Installation Include?

I see the approx price of a cement vinyl lined 20x40 pool is 22,000.

Is that "everything" I need or could you tell me what that price includes...installation, permits, digging hole etc.

I am very interested in getting the ball rolling on a pool but want to know what I am looking at for an expense.

I want to know if the estimated price is what I'm looking at or is it going to be $1000.00's above the estimated price.

The $22,000 is just for the installation of the pool. This would include digging the hole, parts and labor.

This is a general figure from the last 10 years of pool prices. But is does depend on factors such as time of year, part of the country, landscaping (either adding or removing) water, sewer, and electrical lines, kind of decking you want, decorative rocks, water falls, etc...

You're probably going to need a heater in Michigan.

These amenities will cause the price to rise.

A pool in Arizona might be cheaper than a comparable pool in Michigan simply because of competition. Pool companies in the southwest and place like Florida are always bidding for your business and the competition is sometimes very fierce.

This will cause the prices to stay reasonable because you can always call someone else.

Other parts of the country may not have the same luxury.

The pages above go into a little more detail on what you may expect to pay for a pool. Again, these figures are just guidelines.

On the Cost of Swimming Pool page, on the bottom, it says "A very rough price for the cost of swimming pools". They're meant to be approximate.

Yes, you can get a nice pool for around $25,000, but add in all the good stuff, and the price will go up. The $22,000 is just a starting point.

Hi Robert,

Could I get someone to come to my house and give me an estimate on a pool. I would like to see on paper what is included in the price of the pool. You say for approx $25,000 I can have a pretty nice pool.

I guess I want to know what is included in the "parts".

Am I going to be responsible for electrical, water, sand etc on top of the $25,000 or does that mean I can pay that amount and jump in when you are done.

Yes you can get someone to come to your house for an estimate. They should be able to walk your yard and see what can be done. I don't do that anymore.

I'm not sure if you're asking me personally to do it or if it's just a general question on whether having a pool contractor out to your house is possible.

A local contractor should be more than willing to go to a possible site for a free consultation.

More than likely you will be responsible for filling the pool. You can have a pool water delivery truck do the filling, but this might be rolled into the loan.

Or you can have them come in and pay them straight up. Monthly electricity would be your cost.

I would encourage you to get a cartridge filter. They rate between a sand filter (low end) and DE (high end) filtration.

I think what you're asking about the smaller details of building a pool.

If I get a sand filter, will I have to fill it up with sand or will the contractor do it?

If I do it, how much will that decrease the total bill, if any? Those kinds of things are negotiable.

I've always encourage people to do as much as they can. Remove any trees, shrubs, and/or flower beds.

If you can fill the sand filter, then do it yourself and negotiate with the contractor.

Parts means all of the material that goes into building the pool. This depends on the kind of pool you get.

With a plaster pool you might have rebar for reinforcement of the pool walls and floor, and also gunite for the shell. With a fiberglass pool, you won't.

Again, it really depends on what you want with the pool. The contractor can go over the details with you and you can negotiate what parts you can do and what he'll do.
